Magill Village Project

THE VISION

Magill Village is a main street shopping precinct located just 7.5 km from the CBD, at the foot of the Adelaide Hills, with many interesting shops to explore including the wonderful Pepper Street Arts Centre; various retail shops; professional services; hair and beauty services; medical and dental clinics; and a number of restaurants and cafes.


THE PARTNERSHIP

The City of Burnside and Campbelltown City Council have formed a partnership, the Magill Village Partnership, to investigate and identify the potential of the Magill Town Centre located around the intersection of Magill Road and St Bernards/Penfold Road east of the Adelaide CBD.


The two Councils recognize that the location is rich in cultural heritage and provides an opportunity for a renewed urban streetscape and landscape work to create a village heart in Magill.


We believe that this area can become a prime example of a ‘Village’ model of urban development, that is a prototype on how other Councils can revitalize their urban spaces through collaboration with members of the community, the education sector, business and government.


THE BEGINNING

On Friday, the 13th of November we began construction of the project with a ceremonial sod turning at the Pepper Street Arts Centre. It was a wonderful event and very satisfying since the masterplan for the Magill Village has been in place since October 2013.


It has taken 8 years to finalise and fund the project and I am very glad to see the project underway.

This project would not have been possible without the support of the three levels of government. At the Sod Turning we had the Hon James Stevens MP representing the Federal Government, Minister Vincent Tarzia MP and Minister John Gardner MP representing the State Government and representatives of both Burnside and Campbelltown. It represents a great achievement that our local communities are able bring together diverse political interests and this bodes as I believe that this project will revitalise the Magill district and make it an example of prime urban landscape in Adelaide.

CONCEPT DESIGN

Now you might already be aware of preliminary work being done with the digging of trenches along both sides of Magill Road. That was the installation of underground power lines, without which this project would not be possible. However, of real interest are the designs that have been prepared.

The Plan is split into three sections: Residential, Village Heart and Light Industrial

The Residential Streetscape of Magill Rd favors environmental landscaping with ornamental natives and Chinese elms lining the street and a substantial side path and terracotta benches.


The Village Heart streetscapes provides for on-street parking but retains the same natural balance to the side paths.

The Light Industrial area is more practical for the shops that line the street and so tones down the natural elements providing more space for cars moving in and out of Magill Rd.

Of most interest is how the street will actually look. This is an example of the outdoor dining experience on Magill Rd after the development.

Note the spacious foot path and manner in which the trees and plants provide a visual balance to the streetscape

WHEN WILL THIS BEGIN

The streetscape renewal for the Village Heart is beginning now (from November 2021). Unfortunately, during this process there will be impact on car parking, footpaths, bus stops and properties. Each section will be worked on one at a time so the inconvenience can be spread over time and will be managed to minimize the delay for drivers and pedestrians. Detours will be arranged for both, especially when road lanes are closed. The councils and myself will work to keep you informed of all developments.


I think this development is a winner and I cannot wait for our community to enjoy it.
